Every price point deserves a thoughtful presentation.
MARKETING WITH COURT
THERE'S A PLAN BEHIND THE PRETTY PICTURES
Your home has more to offer than a bedroom count and a list of updates. Maybe it’s the way the living spaces connect, the backyard you’ve spent years making your own, or the potential that isn’t obvious at first glance. My job is to help buyers see those things—and give them a reason to come take a closer look.

That work starts well before we go live. We’ll talk through what needs attention, what’s worth spending money on, and what you can stop worrying about. With my background in real estate and home staging, I look at both how your home functions in person and how it will come across in photos and video. The furniture placement, camera angles, and features we highlight all play a part. Yes, even the chair I’ve moved three times.

From there, I work with professional photographers and videographers to create marketing around your property. Then I put it to work through social media, listing promotion, email, and agent outreach—and stay involved as the questions, showings, and feedback come in.
Technology helps with the process, but you’re hiring me for the thought, creativity, and follow-through behind it. Someone still needs to know the home, make the decisions, and pick up the phone.

You’ve put time, money, and a whole lot of life into this place.
Getting it ready for its next owner deserves that same level of attention.

BEFORE WE MARKET IT, WE GET IT READY, AND WE MEAN REALLY READY.
Staged to Sell
The camera can only capture what’s in front of it. My background in home staging helps me spot the changes that will make your home photograph better and make more sense to buyers.
We’ll decide what needs attention, what can stay, and where your time and money are best spent. You do not need to renovate the entire house because we’re having photos taken.

AI IN REAL ESTATE
and where we draw the line.
"Everything fits when
measurements are
optional."
"Cute chair, can you pull it out? How about that one?"
"Real furniture. All of it inside the room. Wait there is no window there."
"Room to sit down -- and actually have space to get there."
"The space I liked online makes sense in person. I can see myself living here."
"Wait.. is this the room from the photos? There is no way this will fit my stuff here."
VIRTUAL STAGING
HOME STAGING
Buyers remember the photos that made them want to book a showing—the seating, the layout, the feeling that their life could fit here. When the furniture in those photos isn’t realistically scaled or placed, they walk into an empty room trying to make that same arrangement work in their heads.

Suddenly, the space feels smaller than they expected. We got their attention, but now we’re working against the expectation we created.
With physical staging, we can check the fit, walk the room, and make sure there’s space to actually use the furniture. Revolutionary concept, I know.

WE CAN DELIVER THE REAL THING - FROM STAGING, MARKETING, LISTING, BUYING, INVESTING & THE WORK ETHIC BEHIND IT.
FIRST IMPRESSIONS START
Before the Front Door
Your photos help buyers decide whether your home makes their must-see list. I work with a professional photographer and help prepare each space so the images show the home clearly and highlight what makes it worth a visit.
Good lighting, thoughtful angles, and preparation matter.
So does making sure the home buyers walk into feels like the one they saw online.

EVERY HOME
HAS A STORY.
LET'S MAKE IT WORTH WATCHING.
Once the photos and videos are ready, I put them to work through listing promotion, social media, email, and agent outreach.
Then I pay attention to the response. Showing activity, questions, feedback, and competing listings help us decide what happens next. Posting it and hoping for the best is not the whole plan.

YOUR BIGGEST INVESTMENT
DESERVES MORE THAN A SIGN IN THE YARD.
You’ve put money, time, and a whole lot of life into your home. When it’s time to sell, the marketing should reflect that. A sign in the yard and a link on Facebook are a start, but there’s more work to do.

Buyers are comparing your home with everything else in their search. Thoughtful preparation, professional photos, and purposeful video help them understand what makes yours worth seeing—the layout, the setting, and the details a bedroom count doesn’t explain. We want to give them something to remember beyond “the one with three bedrooms.” They’ve seen twelve of those.

That takes knowing the property, choosing what to highlight, and creating a presentation that carries through from the first online impression to the actual showing. The goal is to get buyers interested and help them walk through the door with a clear, realistic picture of what your home offers.

And once the marketing is out there, I’m watching the response, following up, and talking with you about what comes next. Good marketing works alongside thoughtful pricing and preparation, with someone paying attention throughout the process.

This is a major financial decision. You deserve to know what your agent is doing to support it—and see the effort behind the promise.

WE REFUSE TO STOP THERE - YOU DESERVE BETTER THAN BARE MINIMUM.

From showcasing sprawling acreage to highlighting nearby schools, parks, shopping, and community amenities, our aerial photography gives buyers a better perspective of both the property and the lifestyle that comes with it. We use elevated visuals, boundary outlines, and surrounding area views to help buyers fully understand the land, layout, location, and overall setting before they ever step foot on the property.

EASY-TO-READ FLOOR PLANS
Accurate, professionally drafted floor plans give buyers the clarity they need to fully understand a home’s layout before stepping through the door. A visual map of room dimensions and traffic flow helps them plan furniture placement, imagine daily routines, and see how the property fits their lifestyle. This extra level of transparency builds trust and sets your listing apart from others that rely solely on photos. By giving prospective buyers the confidence to move forward, floor plans encourage more serious inquiries and can shorten the time on market while supporting a stronger negotiating position.

YOUR FULL MARKETING TEAM
Listed to Sell
When you list with me, you also have the support of Richey Real Estate Group behind your sale. We share ideas, connections, and local market knowledge to give your home more opportunities to get in front of buyers. The team photo is nice. Having people who actually work together is the useful part.

From sharing listings with buyers we’re working with to helping host open houses and talking through feedback, we bring different perspectives and experience to the process. A conversation with one teammate can uncover a buyer connection or an opportunity worth exploring.

I’m your main point of contact, keeping your preparation, marketing, and next steps connected. Behind me is a team I can collaborate with, troubleshoot with, and call on for support. You get the benefit of those relationships without having to manage a group project.

We’re working toward the same goal: helping your home get noticed, giving buyers a reason to take a closer look, and keeping your sale moving forward.
Good People. Good Work. Word Gets Around.
We’re usually more comfortable talking about your home than ourselves. But we’re proud of the work our team does—and grateful when it gets noticed.

Behind every feature are clients who trusted us, plenty of behind-the-scenes work, and a team that takes showing up for people seriously. The recognition is an honor.
Getting to put that experience to work for you is the part we’re here for.
Local Roots. Proven Results.

Their Move. THEIR WORDS.
Buying, selling and everything in between -- here's what working together looked like for them.
